A mixed-use student residential development comprising three six-storey buildings on a prominent site in East Greenwich.

  • The scheme provides 190 student rooms, including a mix of en-suite rooms and studios, supported by generous shared study, lounge and kitchen facilities. Active commercial uses at ground-floor level animate the Woolwich Road frontage and strengthen the development’s contribution to the wider neighbourhood.

    The development is conceived as three distinct brick buildings connected by recessed links, creating generous sky gaps that provide visual relief and allow daylight to penetrate towards Dandridge Close. Chamfered corners respond to the curve of Woolwich Road and establish prominent entrances, while a regular façade grid and strong horizontal expression reference the rhythm and character of the surrounding Edwardian streetscape.

    Taking clues from its surrounding context, the proposal is clad in Red brick, warm cast masonry and dark metalwork. Variation in mortar, articulated brickwork and expressed framing distinguishes the three buildings while maintaining a coherent architectural language, with setback upper storeys giving each building a clearly defined base, middle and top.

    Landscape is integrated throughout the development, with trees, rain gardens and pocket gardens creating a greener public realm along Woolwich Road and Dandridge Close. Communal planted terraces occupy the spaces between the buildings, while biodiverse green roofs extend the landscape vertically.
