The development will deliver a large-scale, highly complex technical infrastructure project designed to integrate seamlessly with the landscape. It will achieve a 62% Biodiversity Net Gain - more than six times the minimum requirement - ensuring a lasting positive environmental legacy.
Economically, the project represents an investment of over £1 billion, benefiting both the local and national economy. It responds directly to the growing need for increased digital capacity to support future economic growth. The 90 MW, best-in-class facility will consist of ten 9 MW Data Halls, arranged across ground and lower ground floors, providing the critical infrastructure required to power the UK’s digital future.
Central to the vision is the restoration and reconnection of the surrounding landscape. The scheme will significantly enhance biodiversity through the creation of ecologically rich parkland and new habitats, contributing to the wider environmental quality of the Colne Valley Regional Park. Extensive landscaping and ecological improvements will help create a thriving natural environment that supports both wildlife and community wellbeing.
