The scheme delivers three towers of 28, 36, and 46 storeys, providing 1,672 student bedrooms alongside 80 residential apartments. These are supported by a four-storey podium containing 41,000 sq ft of commercial office space, retail units, ancillary residential areas, and an indoor soft play space for children.
The commercial offices are designed to accommodate university departments as well as flexible, affordable workspace for start-ups and small enterprises. This approach builds on the success of other client partnerships, creating an environment where learning, research, and enterprise intersect.
Sustainability is at the heart of the project. The development targets both BREEAM Outstanding and Passivhaus certification, aiming to set a new benchmark for low-carbon, energy-efficient design at scale. Once achieved, it will stand as the largest certified Passivhaus scheme in Europe, showcasing how ambitious sustainability goals can be embedded into vibrant, mixed-use urban developments.
